Getting Started On Your Subdivision
The purpose of this guide is to help you get started with the Town of Pittsfield land subdivision process. It is in no way intended as a substitute for the complete Subdivision Regulations Pittsfield, New York August 1988 document.
The first thing you need to do is establish the type of subdivision you are requesting. Is your subdivision a major subdivision or is it a minor subdivision?
Minor Subdivision (*)
A Minor subdivision is any subdivision containing three (3) or fewer lots of 5 acres or less, and which does not require the construction of a new street or the extension of any existing street or municipal facility.
Major Subdivision (*)
Any subdivision not classified as a Minor Subdivision, including, but not limited to, subdivisions of four (4) or more lots or any size subdivision requiring any new street or extension of municipal facilities or existing street.
Once you have determined the type of subdivision you are requesting, and please know that if you have trouble determining which one it is, we will review the documents with you and will let you know the classification and how it was determined. Complete your Sketch Plan Form. Anything you are not sure of can be addressed at the meeting.
Obtain a map or make a nice sketch of your property. Do your best to make it accurate and to scale. Clearly show the subdivide(s) and include all of the information listed in the below paragraph.
Sketch Plan documents are required in order to discuss your subdivision request at a preliminary meeting. You will need 2 copies of the Sketch Plan Form as well as a drawing/map of the property to be subdivided. The drawing/map must show clearly the features on your land, ie: buildings, ponds, streams, rights of way and prominent land features. Your name, address, contact information and parcel tax map id must appear on the drawing/map as well. The Otsego County Real Property Tax Services is a good source of property maps for the Sketch Plan. Please know that a map printout is easier to view and thus preferred.
All documents need be received by the Town Clerk at least 10 days prior to a scheduled Sketch Plan meeting or the meeting will have to be rescheduled.
During the course of the preliminary meeting , your subdivision request will be reviewed and discussed with you and any representative(s) you may want to have present. During the review you will be informed of any additional steps you need to take in order to have your subdivision go forward through the approval process.
