A Note on Timing
The subdivision process is administrative in nature and takes time.

- For a Minor* Subdivision: Please expect the process to take a minimum of 60 days.
- For a Major* Subdivision: The process will take longer than 60 days.
General Timeline & Process
The following steps outline the typical path for a subdivision application.

- Attend a Regular Planning Board Meeting: Your first step is to attend a regular Planning Board meeting in person to present your subdivision application and sketch plan. This is required regardless of whether you have already contacted the Town Clerk or Planning Board by phone or email.
- Receive and Complete Required Documents: After your initial meeting, the Planning Board Secretary will send you the necessary documents to complete. These will include:
- An Environmental Assessment Form (EAF).
- A template for a butter letters
- Send Abutter Letters: You must send abutter letters via certified mail to all property owners adjacent to the parcel you are proposing to subdivide.
- Submit Certified Mail Receipts & Public Hearing: Once you have sent your abutter letters, you must submit the certified mail receipts to the Planning Board. These receipts must be submitted at least two weeks before the date of the public hearing.
- County Referral (If Applicable): If your subdivision application meets the criteria for a county referral*, the Planning Board will submit the referral. The county will then have 30 days to respond.
- * For more information on county referral criteria, see Subdivision Regulations or NY General Municipal Law (GML) § 239-m.
- Subdivision Fee & Final Approval: Approval of the subdivision takes place only after the public hearing, not on the day of the hearing itself. Prior to final approval, you must provide your receipt of payment for the subdivision fee, which should be paid to the town clerk (the planning board cannot accept this payment from you).
- Submit Final Mylar Map: Once your subdivision is approved, you will need to provide a Mylar map of the subdivision parcel for the Planning Board Chair to sign. This signed map must then be filed with the county within 60 days of approval.
